Courtyard Solicitors - Fixed Fees

Fixed Fee For Residential Conveyancing

Property sale or purchase price Fees
Up to £1,000,000 £1,000 + VAT
£1,001,000 - £1,300,000  £1,300 + VAT
£1,301,000 – £1,600,000 £1,500 + VAT

VAT is payable at the standard rate.

In addition VAT is payable on fees and the does not include the cost of disbursements which are laid out below:

Purchases of new build properties are subject to a £150+VAT surcharge for the additional work involved.

Typical Disbursement Charges:

  • Local Authority Environment & Drainage Searches - c. £350+VAT
  • Where the transaction involves electronic transfer of monies on purchase or sale each transfer will be subject to a £30 +VAT additional charge to cover the work involved.
  • Land Registry Fees - £20 -£1,105 dependent upon the nature of the transaction.
  • Land Registry Searches - £6 per search.
  • Official Copy Land Registry Entries - £12 


Fixed Fee - Remortgage

£500+VAT and the cost of disbursements (see above)

Fixed Fee - Personal Guarantees

If a business goes bust then the lender with a guarantee in place will seek to enforce against the person personally. So another avenue worth exploring is taking out an insurance policy against a lender seeking to enforce the guarantee. Individuals should take expert advice from brokers or insurance companies about whether such personal guarantee insurance may be available at an acceptable premium.

Courtyard Solicitors offer a fixed fee of £290+VAT for this service.

For both Occupier Consent Forms, Land Registry ID Verification forms and Personal Guarantees the fee includes; answering your initial query and taking instructions, dealing with "know your client" regulations and ID checks, opening the file on our system, meeting you in person where required, advising as necessary, completing the required forms, then dealing with any follow up queries from third parties and file retention for at least six years.   Our charges are "per person":  however if an additional person requires advice in relation to the same transaction and both persons are able to attend our office on the same day for consultation, the charge for the second person is limited to an additional  £125 plus VAT

Fixed Fee - Wills

  Fees
Individual Wills £250+VAT
Two People £400+VAT

This is based on a straightforward will where everything is being left to 2 or 3 people with up to 4 specific other bequests

Probate Fees

Courtyard Solicitors fees are based upon the Law Society’s recommended fee scale.

A discounted hourly rate of £125 + VAT is chargeable on the amount of time spent on the above plus 
1% of the value of assets other than land and 0.5% of the value of land + VAT

On average we will spend between 10 and 20 hours of work dealing with the above matters.

*All fees are subject to VAT at the standard rate.

Fixed Fee - Lease Options

Courtyard Solicitors can offer a fixed fee of £995 + VAT and disbursements  to carry out the legal work required to set up a Lease Option Agreement.*

* Subject to a straightforward property ownership situation without unusual complications

Business Advice Meeting £195 plus VAT

If you are a sole trader, partnership, limited company or LLP there will, at times, arise matters where you need specialist legal advice.

Courtyard Solicitors fixed fee business advice meeting provides you with a face to face meeting with a solicitor specialising in the relevant area of law for up to 90 minutes. It is for you to decide how this time should be spent. It could be discussing a specific problem or advising you on a letter or document or helping you to prepare a letter or document.

If you wish we can consider documents prior to your attending at Courtyard Solicitors' office (time spent on this will be included in the 90 minutes). We believe that this service gives you the opportunity to obtain expert legal advice at a fixed fee and without the obligation to take matters further if you do not wish to do so.

Please note that if your issue is of a contentious or difficult nature, and it is unlikely that we will be able to provide you with a satisfactory service within 90 minutes, we will advise you of our fees once we know more about your matter.
